Project Overview

This new collection of 57 detached, single-family homes has been thoughtfully designed to align with the character of the surrounding community. The homes reflect the established pattern of development in the area, reinforcing the look and feel of a stable, family-oriented neighborhood while introducing new opportunities for homeownership.

There are four floor types with varying architectural elements, materials and colors to create visual interest and a more appealing streetscape. Homes include 3 and 4 bedroom options ranging in size from 2,167 - 2,476 square feet.

Three ADUs (accessory dwelling units) are included as above-garage apartments. These one-bedroom units will be available for rent to very-low income people. The state defines ‘very-low income’ as individuals making $57,900 a year for San Diego County.

Together, the homes provide a practical, community-consistent approach to expanding housing options while preserving the qualities that make Vista a desirable place to live.

Community Context

The project site is comprised of several parcels, totaling 11 acres. It is bordered by the 78, Mar Vista Drive, Stoneridge Terrace and Tower Drive. Existing development in the area generally consists of single family residential (pictured left below).

Zoning

This project site is currently zoned R-1 Single family residential (pictured right), corresponding with the General Plan designation of Medium Low Density Residential (MLD).  The R-1 zoning does not identify a density but allows for single family residential uses on 10,000 SF lots. The MLD land use designation allows 5 dwelling units per acre - or 56 units in this case.

State Density Bonus

This property has been on the market since 2021 but has failed to attract any developer interest. A State Density Bonus law (SDBL) application will be processed to request concessions and waivers related to the existing lot sizes and development standards in order to make a project that is financially viable and meets the market needs. While entitled to up to 65 market-rate units and 3 ADUs, CalWest is choosing to not use all the bonus units with only 57 market-rate units and 3 ADUs, which we believe aligns better with the existing community character.
